Buying Your New Home

A Guide to Home Buying, Second Edition

Buying or building a new home should feel exciting — not overwhelming. Buying Your New Home: A Guide to Home Buying, Second Edition gives home buyers the clarity, transparency, and confidence needed to navigate the process from start to finish.

Written from the perspective of a home buyer with access to a trusted residential architect, this guide pulls back the curtain on how homes are actually planned, designed, and built. It explains what happens behind the scenes, when key decisions are made, and how those choices affect cost, schedule, comfort, and long-term performance.

Rather than focusing only on the transaction, the book helps readers understand the full journey — from assembling the right team to moving into a completed home — making it easier to communicate with builders and architects and avoid surprises along the way.

Inside You'll Find

  • Clear guidance on choosing and working with builders, architects, and design professionals
  • Straightforward explanations of budgeting, financing, contracts, and timelines
  • Insight into the design and customization process
  • Plain-language discussion of modern construction methods and high-performance building systems
  • Checklists to keep decisions organized and projects on track
  • What to expect during construction, inspections, closing, and move-in

Frequently Asked Questions

Common questions about building a custom home, selecting the right professionals, and getting started on your dream home journey.

How do I select the right residential architect for my custom home?

Look for architects who specialize in custom residential design with credentials like membership in the American Institute of Architects (AIA). Review their portfolio, interview multiple candidates, and check references. Our book 'Buying Your New Home' provides a detailed guide to this process.

How do I choose a custom home builder?

Evaluate builders based on their experience, references, financial stability, and communication style. Look for National Association of Home Builder (NAHB) membership & certifications (CGP, GMB, GMR), visit completed projects and speak with past clients. The right builder will be transparent about costs, timelines and they should be open to utilizing new, high-performance building products and construction processes in the construction of your new home.

What is a home energy rater and why do I need one?

Working with your architect and builder, a home energy rater (HERS rater) evaluates your home's energy performance through blower door tests, duct leakage tests, and energy modeling. The recommendations a HERS rater can make to your builder and architect can increase your home's value, substantially reduce your monthly energy costs and increase your homes marketability.

What is the design/build approach?

Design/build is a project delivery method where a single entity handles both the design and construction of your home. This streamlines communication, can reduce costs, and often results in faster completion compared to the traditional path where an architect designs the home, creates a bid package, and a general contractor is selected to build the home.

What should I know before commissioning a custom home?

Understand your budget, research local building codes, and assemble the right team — architect, builder, and energy rater. Educate yourself on the process before signing contracts. 'Buying Your New Home' covers every step from initial planning through construction completion.

How do I find a qualified remodeler for my home renovation?

Seek remodelers with proven experience in projects similar to yours. Check for National Association of Home Builders (NAHB) membership and certifications, verify licensing and insurance, and review their portfolio. Ask for references and visit completed projects when possible.

How can I improve the indoor air quality in my home?

Start with source control — use low-VOC paints, finishes, and adhesives during construction or remodeling. Install a whole-home ventilation system such as an Energy Recovery Ventilator (ERV) or Heat Recovery Ventilator (HRV) to bring in filtered fresh air. Use high-MERV rated HVAC filters, consider a whole-home air purifier, and maintain proper humidity levels between 30–50%. Testing for radon and carbon monoxide is also essential.

What products will make my home more resistant to wildfire?

Focus on the five critical areas: roofing (Class A fire-rated metal, tile, or concrete), siding (fiber-cement, brick, stone, or stucco), windows (tempered or dual-pane glass), vents (ember-resistant models), and decking (non-combustible materials). Fire-rated doors, enclosed eaves and soffits, and fire-resistant insulation add further protection. Creating defensible space with non-combustible landscaping within 5 feet of the home is equally important.

What products can help me significantly lower the cost to heat and cool my home?

Heat pumps (air-source or ground-source) can reduce energy use by up to 50% compared to traditional HVAC systems. High-performance insulation, ENERGY STAR-rated windows, and proper air sealing with caulk and weatherstripping can cut heating and cooling bills by 20% or more. Smart thermostats optimize usage automatically, and solar panels can offset remaining energy costs. A home energy rater can identify exactly where your home is losing energy.
